GIS is actively used for Land Resource Management, be it for Municipal Property Data Maintenance or Cadastral Data Representation used for real estate management.
Municipal Parcel Mapping
Municipal Parcel GIS is essential for urban planning, be it Property Management, Municipal Tax Collection, Zonal Plans or Disaster Planning. The digital parcel maps store existing data and we update that with new data for the benefit of municipal and public operations. Along with the mapping of parcel boundaries, storage of deeds, subdivisions, file maps, surveys, etc. are linked and stored to form an integrated database.
DIN Engineering Services has performed numerous Tax Mapping and GIS projects using various types of inputs like aerial photographs, assessor’s map, deed description, zoning maps, etc. Each deed, subdivision, file map, and survey is verified, keyed-in and linked to the particular parcel. The lot and block information is reviewed and corrected for scale, distortions, and errors, and the overall Municipal Boundary is arrived at to ensure that all blocks properly fit within the municipal limits. The Municipal Boundary, thus created is shared with the client for verification and use.
Cadastral Mapping for Real Estate
The concept of Cadastral Map has changed from the past. Earlier, it used to depict the spatial objects and their topological relations, where each object was described by an identifier. Now that the basic data is linked to land ownership, land tenure, land use, land value and many other attributes, this transformation and digital conversion has allowed the cadastral maps to be a subject of analytics. Using aerial imageries, plot maps and other associated data, we have created cadastral maps for our clients for the specified area of interest. In some instances, those have been done for real estate management.
DIN Engineering Services has complete in-house cadastral mapping capability; our team is experienced in all aspects of cadastral conversion, ranging from Land Records Scanning & Mapping, Coordinate Geometry (COGO) Mapping, Digital/GIS Conversion, Cadastral/CAMA Integration, and Cadastral/Land Use/Zoning Integration & Cadastral Data Maintenance. We provide integrated (spatial/non-spatial) digital maps with information like accurate area, ownership details, and seamless cadastral map with searchable/ query enabled solution.
8C Landbase Map Creation
Base Map depicts the background reference visuals onto which other thematic map is placed. It can be a vector data and/or ortho rectified imagery used to provide a reference context to the main map. Various features like road network, parcels, boundaries, administrative boundaries, shaded relief, points of interest, etc. are shown. Depending on the type of map, other features like contour, gridline, broad land use, etc. can also be shown. Apart from reference purpose, base maps also add to the aesthetic appeal of a map. But the main purpose of the base map is first level planning; like assigning enumeration area to a census survey team, planning for setting up telecom mobile transmission tower or network data layout planning by a utility. Base map creation often requires field verification, if it is related to a limited area and doesn’t involve imageries. Even in some cases, depending on the project requirement, limited field verification is required for collecting information related to points of interest, updating road names or some information which can’t be inferred from imageries and other secondary data, etc. At times, it is essential to use cartographic techniques to represent the base map properly, especially when the map is used as a backdrop of a web-based data visualization.
At DIN Engineering Services, we have created base maps for various purposes. We have created land use maps using satellite imageries and captured clutters. We have also created base maps for several urban local bodies for street illumination mapping, taxation jurisdiction determination, etc.
